on a related note, is there some type of bylaw on what type of tree you're allowed to plant (thinking more about size then type)
I had no idea this even existed. There is a link to the PDF brochure on that page. Has anyone taken advantage of this in the past? How flexible were they on location of the tree on your front lawn? Did you get the species you wanted? I wonder why they ask you to check off if you have a standard or corner lot? I have a corner lot wonder what difference that makes.

I checked online and Parks Furniture's prices are ridiculously cheap. I made a topic about them in the Hamilton section asking about experiences people have had. Some were good, some not so much. I heard they can sell furniture at that price because it's all the crap stuff (defects, demos etc) from other stores or its made in china imports. No idea how accurate that is.
that's not it at all, we walked through one already and couldn't find a couch we like (leather couches not in the budget at the moment either). Just want to hit all the local/semilocal stores before deciding on what to purchase. I have 3 months till I take ownership so no harm in wanting to see all options before deciding I figured...

No haven't heard of the furniture district in TO, might be something to look into. No I'm not looking for CHEAP furniture (not over the moon expensive either). Looking at spending a decent amount on a bedroom set for example, as I'm sure I will never replace it again.
actually when I made this post we were about to leave TO GO TO stoney creek furniture, but it was closed :( I've heard their showroom is massive. Hoping to find something there. I think we found a kitchen table (pub style) we like and a dining room table both from the small (and local) store, formally BJ furniture. Need to buy a damn living room set, this is actually a pretty frustrating experience! haha

they have a pretty crappy website but I mean looking at the prices, it's pretty damn impressive. Just not sure what to do about the membership, $400 is pretty hefty. Its no couple thousand like direct buy but still. I'm thinking it MAY be worth it IF and I mean IF we find ALL the furniture we like from that place. If you can't find much you like, only a few pieces here and there then it might not be worth it.

Awwwwwwwwesome! Ya their speeds recently have been upgraded, I went from 25mbps to 50mbps for free. So it hasn't been all negative since Shaw took over. Customer service has definitely took a nose dive though. You use to call and get a human being almost right away, now you literally sit on hold for 10, 15 even 20min. Guess that is to be expected when a huge company takes over, still isn't right though.
We're going to call tomorrow, they weren't open yesterday when we started talking about it hence my post.

I understand what you're saying. But in reality only a major deal breaker, only a major problem is going to make me not purchase this house as I got it for such a good price and one hasn't come up for sale in almost the 6 months we have been looking.
I can't imagine what all those people I mentioned would miss that a house inspector would find.

I think I've decided to save the $400 and do one myself with the resources available to me. I can borrow through work an infrared camera (which home inspectors charge $150-$200 EXTRA to bring with them) and a long video inspection camera.
Plus within my family I have people who have built houses, licensed millrights with electrical experience and with gas tickets. I'm sure there is enough experience to match what a single inspector who took a 6 month course would have. Plus being only 5 years old, I'm not to worried.

Thanks for the response. How detailed was it?
Did they look in the attic? Check the roof? Check random outlets throughout the house? Open the electrical panel?
I realize this would vary depending on house size but how long did they take to complete the inspection?

To be honest, it is an good shot but it doesn't really appear to be a situation that would call for the HDR technique. It looks like a regular shot of the city sky line.
